Born from 15 years of working with 2nd home owners in the Crested Butte STR market, PPS has evolved with our growth from a small cleaning business to a full service management company.

We are Juli and Dave Colucci and we made our way to the Gunnison Valley at the end of 2003, looking for rocky mountain adventure.  We have made CB our home, having 3 boys born and raised in this sweet paradise.    Home is nothing without community and we are grateful to be firmly imbedded in it.

Apart from PPS we own and operate CB South Fitness, a local community gym.  We are very active in our community with Dave serving as the President of our Community Radio Station, KBUT,  for the last 3 years as well as volunteer DJ for the last 12.   Juli is an established and admired Yoga instructor and has also been involved in local non profits like Paws and CbSoM.

We know Crested Butte.  From the Ski Resort to the locals that run everything around us.  From the service providers that plow to the plumbers that clear the line.   We have excellent relationships and they allow us a higher level of service reflected in our many awesome reviews.

We also know our local STR market and we are well versed in the many different aspects to it.   Local and Federal taxes.  Ever changing local STR requirements.  Ever changing platform changes from airbnb and vrbo.   We have a firm grip on what is needed to have a successful STR.
